How do we find and select the right tenant?

As experienced property managers we have fine-tuned the tenant prospecting process to be able to attract the high quality tenants prepared to pay a good rental rate. We list our properties with all the online portals as well we accumulate a pre-qualified list of prospective tenants. We vet the tenants and run a 21-point check on each and every one. NORWELL SUBURB PROFILE

Norwell is a small rural community stretched out on picturesque farmland north of Pimpama River. It is immediately inland of Jacobs Well, east of Ormeau, and south of Gilberton and Woongoolba.

The suburb was officially named and bounded under the Gold Coast City government in 1981. The locality’s name derives from the Norwell plantation which operated in the 1870s led by William Pidd.

During the 1800s Norwell was part of the farming district called Pimpama Island, which also enclosed the present-day suburbs of Jacobs Well, Steiglitz and Woongoolba. The area wasn’t an island, but the many lakes and swamps would seclude the area during the wet season. While it presented a practical transportation problem, the disadvantage turned the land into fertile soil for growing sugar cane.

Still today, many of the 281 residents, half of which are comprised of couples with children, are engaged in sugar cane production. The median house price is about half a million dollars, and house prices grew by almost 10% in the last three years. Rental property managers in Norwell estimate the letting vacancy rate in the area at around 2.5%.

Norwell offers acreage properties situated in vast open fields and an ambience that is as close as it gets to the idealistic rustic lifestyle. To add to it, Norwell Lakes Road leads to an attractive lake in the southwestern part of the suburb.

Norwell hosts the Holden Performance Driving Centre, a multi-purpose facility founded in the 1980s by ex-Formula 1 driver Frank Gardner. Gardner also pioneered formula 1 driver training in Australia. The Driving Centre currently includes a 2.1-kilometre training rink and a race workshop. A mini-shuttle service runs to the site and back.

The Gainsborough Greens Golf Course in Pimpama is only a 10-minute drive down south. More sporting options for those who prefer recreational aviation are available at the Gold Coast Sports Flying Club in Jacobs Well, directly adjacent to Norwell.

A number of schools are available in the surrounding suburbs at less than 3 kilometres away. Norwell State School operated from 1910 until 1971. The old Apostolic Church is the only public building in Norwell today.
