How do we find and select the right tenant?

As experienced property managers we have fine-tuned the tenant prospecting process to be able to attract the high quality tenants prepared to pay a good rental rate. We list our properties with all the online portals as well we accumulate a pre-qualified list of prospective tenants. We vet the tenants and run a 21-point check on each and every one. Full background and rental history checks are done as well. We will interview and look for the flags that we know make the difference between a good long-term tenant and a problem one.

MIAMI SUBURB PROFILE

Miami is a coastal suburb in the southern part of the Gold Coast, stretched between Mermaid Beach and Burleigh Waters. The Gold Coast Highway cuts through the suburb, providing easy access to the coastal hotspots.

Surfers Paradise is only 7 kilometres to the north and the Gold Coast Airport in Coolangatta is a 20-minute drive down south along the highway.

This safe, family-friendly beachside community also sits close to Robina town centre, Burleigh Stocklands, and North Burleigh beach, not to mention that it’s just an enjoyable stroll away from the Burleigh Head National Park.

The Miami suburb was initially devloped in the 1920s, as an estate of North Burleigh called Miami Shore. The Miami Hotel catered to holidaymakers in the area, along with mainly wooden or fibro houses. Later, in the 50s and 60s, Miami steadily grew into a residential beachside locality with the establishment of the Pizzey Park Sporting Complex, the Miami Surf Life Saving Club and numerous other facilities such as tennis courts and a roller skating rink.

Miami abounds in leisure facilities today and has attracted a friendly, laidback and fun-loving community. Golf courses, swimming clubs, a comprehensive sporting centre, and plenty of parks are part of the offer to locals. Miami Beach is a clean, pristine sandy stretch, much appreciated by residents.
