We list our properties with all the online portals as well we accumulate a pre-qualified list of prospective tenants. We vet the tenants and run a 21-point check on each and every one. BILINGA SUBURB PROFILE

Bilinga is one of the most southern coastal suburbs on the Gold Coast, nestled between Coolangatta and Tugun and bordering South New Wales. The suburb, which hosts the Gold Coast Airport, features an uninterrupted stretch of beach that runs from Currumbin to Kirra and on to Coolangatta.

Bilinga beach has a north-facing orientation, unique on the Gold Coast, which makes it safer for surfers. It also adjoins the famous, serene North Kirra swimming beach. The beach can get very peaceful at certain times of the year, allowing residents to enjoy its charms almost alone there.

Bilinga was established as a suburb in the 20th century, adopted by the Queensland Lands Department in 1918. The name likely stemmed from the Yugambeh word for bats, “bilinba”, but it might also derive from a toponym, since a peak on the McPherson Range is called the same.

Bilinga features a mix of local residences and holiday apartments. Its popularity as a holiday destination has grown in recent years, changing the real estate landscape. More holiday apartments have joined in with local residential dwellings resulting in a handsome variety of properties on offer and an ambience that’s both family-friendly and lively.

Holidaymakers and property investors started filling Bilinga especially after the completion of the Tugun bypass, which reduced traffic through the suburb and the road noise that came from the highway. At this point, rental property managers in Bilinga advise the letting vacancy rate is usually around 1.2%.

In November 2018, Bilinga hit the million-dollar ceiling with median property prices surpassing Mermaid Waters, the Gold Coast’s long most expensive suburb. While real estate experts predict that the switch in places is temporary and the runner-up will regain its leading position, the increase in property prices in Bilinga shows that the long under-valued suburb is now shining through to its true potential.

Transportation to and from the Bilinga suburb is simple. The Gold Coast Highway cuts through, allowing for easy access to the rest of the coast either by car or by bus, as the Translink buses run regularly in parallel with Bilinga Beach. The area offers an abundance of parking options, either at the car park or at one of the many spots available on the streets.

Answering to the need for an emergency landing strip south of Brisbane, Bilinga became the host of one in 1937. Over the years, the strip evolved and eventually turned into today’s Gold Coast Airport.

The Bilinga airport takes up most of the suburb’s territory and accounts for a fair amount of noise that pollutes the residential parts closest to the airport. Yet, with the 11 pm curfew and the fact it’s a low volume airport, the situation is partially rectified and most residents say they don’t find the noise offensive.
