As experienced property managers we have fine-tuned the tenant prospecting process to be able to attract the high quality tenants prepared to pay a good rental rate. We list our properties with all the online portals as well we accumulate a pre-qualified list of prospective tenants. We vet the tenants and run a 21-point check on each and every one. Mermaid Waters is a residential waterfront suburb situated west of Mermaid Beach, adjoining Clear Island Waters and Robina to the east. With most homes built along lakes and canals with access to the Broadwater, Mermaid Waters makes a great location for those who enjoy the outdoors.

The suburb was initially a part of Mermaid Beach. Australian explorer John Oxley came from New South Wales to the Gold Coast in 1823 for land surveying. He landed in the area and named it Mermaid Beach.

When present-day Mermaid Waters later became a separate administrative unit, the new suburb was named after the cutter ship that brought John Oxley to the region. The history of this place reflects a peaceful life. The first local high school opened in 1979, and the Broadbeach Library in 2008.

Mermaid Waters offers spacious waterfront properties in great proximity to some of the best beaches on the Gold Coast, while it’s still far from the buzz at Surfers Paradise and Broadbeach. The friendly neighbours that make you feel welcome upon moving in add much to the charm for those who appreciate a good community vibe.

The locality rests between two important roads on the Gold Coast: the Southport Burleigh Road and the Gold Coast Highway. The easy access makes heading up north to Surfers Paradise a breeze and can be reached in 12 minutes. The beach lies within walking distance from the centre of Mermaid Waters, while Burleigh Heads is a 10-min drive away.

The land encompasses a number of lakes and canals that provide a rich and attractive surrounding vegetation, with ample opportunities for outdoor activities.

In 2016, Mermaid Waters had a population of 12,045, with the median age being 41 years, a reflection of the predominantly family-populated and children-friendly ambience. Rental property managers advise that the letting vacancy rate is usually at 1.8%.

Three state primary schools are located in the vicinity: Miami State School, St. Vincent’s Primary School and Caningeraba State School. In nearby Miami, the Miami State High School and Varsity College are also available. A number of private schools, such as Queensland Independent College and Emmanuel College lie within a distance of fewer than 4 kilometres.

In the southern part of the suburb, the Miami Aquatic Centre, the Pizzey Park, and Burleigh Golf Club await residents seeking recreational fun time.

Mermaid Waters is rich with parkland and greenery. Near its northern border lie also Kombumerri Park, Volante Park, and Malcolm Stuart Park. The Lake Intrepid Reserve is one of Gold Coast’s best fishing spots.

Shopping facilities are readily available to those residing in Mermaid Waters. There are 8 shopping centres near the suburb, and if you include those within a driving distance of less than half an hour, the number rises to almost 20.

Some of the best-rated shopping malls are Q Super Centre and Mermaid Waters Shopping Village. The Pacific Fair Shopping Centre and The Oasis, a beachfront retail and dining complex are just a few others of the many available options.
