As experienced property managers we have fine-tuned the tenant prospecting process to be able to attract the high quality tenants prepared to pay a good rental rate. We list our properties with all the online portals as well we accumulate a pre-qualified list of prospective tenants. We vet the tenants and run a 21-point check on each and every one. Full background and rental history checks are done as well. We will interview and look for the flags that we know make the difference between a good long-term tenant and a problem one.

Nestled between Currumbin to the north and Bilinga in the south, Tugun is a residential beachside suburb in Gold Coast City.

The current residential suburb started in 1898 as a farming property owned by the Farrell family from the south of Ireland. The pioneering Farrells were later joined by another Irish family that settled on the other side of the Flat Rock Creek, the Mitchells from the north of Ireland.

Tugun’s official name was accepted in 1910. Thomas Petrie suggested the Aboriginal term that describes sea waves. Tugun’s first home was built in 1916. A coastal road linked Southport and Coolangatta in 1920, giving impetus to the development of the Tugun suburb. The farming land gave way to a predominantly residential landscape when land subdivisions in the 1950s resulted in attractive estates.

Despite its attractive, sandy, uninterrupted stretch of coast, Tugun has remained mainly popular with families and long-term buyers. A small number of beachfront units and apartments serve holidaymakers, but the real estate landscape mainly consists of permanently occupied houses.

The beautiful Tugun surfers beach is rarely crowded with tourists. A variety of walking paths along the beach, in the Tugun Hill Conservation Area or in one of the parks, provide for relaxation or jogging opportunities.

An eclectic demographic group of home seekers has remained attracted to Tugun’s peaceful, beachside community. Retirees still make up most of the suburb’s residents. A population growth of more than 10% in a period of five years points to rising demand.

Popular localities include Tugun Hill, which features a number of older houses with some renovated or recently-built, and Tugun Heights, which offers elevated units. Rental property managers in Tugun estimate the letting vacancy rate at about 2.2%.

The Tugun bypass, a high-speed motorway that links the Gold Coast with New South Wales, cuts across the suburb. Tugun has benefited much since the construction of the route, which separates tourist and interstate traffic from local traffic. The 7.5-kilometre road brought an end to previously heavy traffic congestion and noise pollution.

A forthcoming extension of the Gold Coast Light Rail, a line that will connect Robina to the Gold Coast Airport and pass through Tugun is going to further benefit the Tugun community. Currently, Coolangatta Airport is a 10-minute drive away.

Tugun has a number of excellent medical facilities, including the John Flynn Hospital.

The Tugun area is well-covered by public bus lines running to the major surrounding stations, including the schools in neighbouring Currumbin, Currumbin Waters, and Palm Beach.
