How do we find and select the right tenant?

As experienced property managers we have fine-tuned the tenant prospecting process to be able to attract the high quality tenants prepared to pay a good rental rate. We list our properties with all the online portals as well we accumulate a pre-qualified list of prospective tenants. We vet the tenants and run a 21-point check on each and every one. Full background and rental history checks are done as well. We will interview and look for the flags that we know make the difference between a good long-term tenant and a problem one.

MERRIMAC SUBURB PROFILE

Merrimac is a suburb in Gold Coast City, Queensland. Nestled between Worangary and Clear Island Waters, Merrimac encloses a vast land stretching exactly between the Pacific Highway and the Robina Parkway running as its borders. Directly adjacent in the north is Carrara, and Robina to the south.

The origin of the name Merrimac is unclear, but one source tracks the name to a Native American word meaning “Merrily running waters”. Another source traced a connection between the current name and a battleship in the American Civil War, which in turn took its name from the river in New England.

This area rests on what in earlier days was a swamp drained during the 19th and the 20th century to give way to residential blocks. The first settlers believed that the swamp was the home of the Bunyip, a mythical creature of the Australian bush and wetlands.

There used to be a dairy factory, whose brand wore the same name – Merrimac, which supplied the Brisbane market with pasteurised milk, but it perished in a fire in 1957.

The unique advantages of this suburb are its proximity to four large golf clubs, the shopping precinct at Robina just 7 km away and several other landmarks on the Gold Coast.

Today 7,071 people live in Merrimac. The high percentage of married couples with approximately 2 children per family, reflects the fact that the suburb is excellent for families. Rental property managers in Merrimac advise the letting vacancy rate in the suburb is usually around 2.1%.

Merrimac is close to the Pacific Highway, and the closest big centre is Brisbane at 78.6 kilometres away. It’s very close to the beach, only 9.7 kilometres to the Mermaid Beach,10.2 km to Surfers Paradise and 15.9 km to Burleigh Heads. In its’ proximity, it has four golf courses: Glades Golf Course, The Colonial Golf Course, Surfers Paradise Golf Club, and Lakelands Golf Course.

There are no parks in Merrimac, but there are many in its proximity, such as the Broadwater tourist Park, Tallebudgera Creek Tourist Park, Ocean Beach Tourist Park, Main Beach Tourist Park, Firth Park, Robina Parkway Fenced Agility Dog Park, Pizzey park and many others.

For shopping, residents are best advised to leave Merrimac shortly to get to Robina or to East Quay Shopping Centre, Q Super Centre, Mudgeeraba Market Shopping Centre, Worongary Town Centre or others.

Merrimack State Primary School is the only public primary school in the suburb, and Merrimac State High School is accessible in Mermaid Waters. Several private schools are also available, such as the All Saints Anglican School, and King Solomon College. A weekend Japanese school operates in the building of the All Saints School.
