LABRADOR SUBURB PROFILE

A beachside suburb on the Gold Coast, Labrador is immediately north of Southport and south of Biggera Waters. With a central location on the coast and overlooking the South Stradbroke Island, roughly halfway between Brisbane and the Gold Coast Airport, the Labrador suburb is a sought-after location.

Labrador takes its name after the Labrador Peninsula in north-eastern Canada, a coastal fishery. Robert Muir named the locality in 1878 after he settled near Southport to start a sugar plantation. The spot where he bought land overlooked the Broadwater and was similar to the Canadian peninsula as it was a rich fishing spot. The abundance of fish, crabs, and oysters had previously drawn the Aborigines to this area.

The Gold Coast City Council now offers the Labrador Heritage Walk supplemented by an illustrated booklet that lists and explains 21 spots of historical interest in Labrador.

Once popular with holidaymakers, Labrador has experienced major growth and subsequent residential development over the last decade. Today the suburb still offers some of the best beachside houses on the Gold Coast in the affordable price range.
With its calm waters and nice location, Labrador was one of the first suburbs to be developed after the war. As a particularly old suburb, no empty land is available. Instead, intensive redevelopment and house refurbishing everywhere have dramatically transformed the house offer lately.

Excellent purchases of well-priced redeveloped original “Queenslander” style houses attract an ever-increasing number of homebuyers. The multitude of retro-style houses gives an even greater impetus to the prominence of the suburb as an excellent focus for both homebuyers and investors.

Beachfront luxury properties with boating access to the Broadwater have hit the million-dollar ceiling. However, the median house sale price in Labrador remains below the national average, at about 441,000 dollars.

Three to four-bedroom houses of good quality less than 4 kilometres from the employment and entertainment hub at Surfers Paradise, can still be purchased affordably.

Young couples and families have come to stay in large numbers over the past decade, accounting for a large chunk of the 11.4% population growth between 2011 and 2016. Rental property managers in Labrador estimate the letting vacancy rate gravitates at around 1.7%

Wide, nicely-landscaped streets lined with trees and 47 parks (15% of the land) increase the suburb’s residential appeal. A wide variety of newly opened restaurants and beachfront bars have given the area a modern and high-class feel that quickly replaced its past reputation of a fibro-house holiday suburb.

West Labrador encompasses a light industrial area of smaller factories, storage rooms, showrooms, and stores. As a result, the area offers plenty of employment opportunities.

Local primary education is available at Labrador State School and the Biggera Waters State School is also accessible. Residents tend to enroll their high school children to the Southport or Coombahba State high schools, but private school options supplement the choice too.

The Southport Special School and Griffith University are both less than 3 kilometres away.
