How do we find and select the right tenant?

As experienced property managers we have fine-tuned the tenant prospecting process to be able to attract the high quality tenants prepared to pay a good rental rate. We list our properties with all the online portals as well we accumulate a pre-qualified list of prospective tenants. We vet the tenants and run a 21-point check on each and every one. HIGHLAND PARK SUBURB PROFILE

Highland Park is a residential suburb under the City of Gold Coast administration, located West of Carrara and South of Nerang. It’s also adjacent to Worongary and Gilston, while the Pacific Motorway runs at its eastern border. It takes about a 20-minute drive from downtown Highland Park to reach the beaches at Surfers Paradise.

First started as an extension of Nerang, Highland Park later developed into a suburb of its own, which still retains a valuable connection to neighbouring Nerang and all its amenities. William Duncan was one of the earliest settlers in the locality who took advantage of the abundance of cedar trees. The local school that was established in 1987, when the area was still a part of Nerang, honours him in its name.

Its convenient hinterland location places Highland Park among the “hidden gem” type of suburbs that offer peace and quiet while being close enough to the coastal tourist and employment centres.

Highland Park’s proximity to major local roads and other transport infrastructure significantly aid its geographical positioning. With its direct access to the M1 corridor, it takes less than an hour to Brisbane, while the Nerang Railway station is only four kilometres to the North.

A number of properties in the suburb feature remarkable Gold Coast skyline views. Known as the “little Italy of the Gold Coast”, Highland Park boasts some very stylish architectural gems. House prices in all parts of the suburb mostly fall within the range of affordable for the average home buyers.

The locality also includes the Garden Crest Manors gated residential resort, whose 307 detached houses are exclusive to residents aged 50 and above.

Highland Park encompasses plenty of green areas with a total of 30 parks. The local elementary school, William Duncan State School, was initially called Boorajing State School, after the Aboriginal word for a “windy place”, before it got its current name. The Nerang State School is also a popular choice, as well as the Worongary State School at less than 2 km away. Residents usually opt for the Nerang State High School, but plenty of private schools are also available.

Back in 2014, Highland Park was named the best suburb to invest in with a 7.5% rental yield for property owners. Today, rental property managers in the area advise the letting vacancy rate is usually around 1.8%.

The suburb has its local shopping centre, while the Highlands Health Centre serves residents from 95 Alexander Drive. The Grand Golf Club at Gilston can be reached in less than 10 minutes.
